Lisa Radetsky is a partner in the Real Estate practice group at Greenspoon Marder LLP. Her practice focuses on representing developers in acquiring, financing, constructing, and converting properties to condominium or cooperative ownership. She prepares condominium and cooperative offering plans for both vacant and occupied residential properties and mixed-use projects, handling the registration thereof with government agencies.
Ms. Radetsky also advises non-profit organizations and their landlords regarding the development of leasehold condominiums to secure real estate tax exemptions. She has structured transactions for property owners working with non-profits and developed condominiums for various organizations, including universities, healthcare systems, private foundations, a private school in Manhattan, social service organizations and several charter schools.
Her extensive experience covers a wide range of transactional matters, including acquisitions, sales, lending transactions such as construction financing, and mezzanine lending and leasing. Her experience in mezzanine lending includes restructuring the loans to avoid a mezzanine foreclosure of the interests. She has represented developers in acquiring properties for residential developments where commercial or community facility space is retained by the seller. Ms. Radetsky is frequently consulted as special counsel for due diligence in financing condominium projects. She also represents condominium and cooperative boards on legal matters, including amendments and restatements of governing documents.
Her recent projects feature the 11 Hancock Place Condominium and the 500 West 25th Street Condominium. Other projects include the conversion of 22 Riverside Drive Condominium, 235 West 71st Street Condominium, the Nolita Place Condominium at 199 Broadway, 25-27 Mercer Street Condominium, 471 Washington Street Condominium, the One North Moore Condominium, 11 North Moore Condominium, 90 West Street in TriBeCa.
Prior to joining Greenspoon Marder LLP, Ms. Radetsky served as co-chair of the Real Estate practice at a New York-based midsize law firm.

Representative Experience
- Conversion of a building designed for laboratory research into a fee condominium for Cornell University and the sale of a Unit therein to the City University of New York.
- Representation of Cornell University in the negotiation of a net lease and the creation of a leasehold condominium for designed for laboratory research and the sale of a unit therein to the Hospital for Special Surgery.
- Creation of a leasehold condominiums for several private foundations with subsequent conveyance of units to the lessor or the sublessor.
- Represented developer in the acquisition of a development site and the subsequent acquisition of available development rights and the right to cantilever over an adjacent property.
- Represented private school in the negotiation of a lease and the creation of a leasehold condominium, the subsequent conveyance of units to the lessor and the securing of an exemption from real estate taxes.
- Creation of a fee condominium and a leasehold condominium for a major New York developer to facilitate bond financing of buildings containing affordable housing units.
- Represented the Icahn Medical School at Mount Sinai in the creation of a leasehold condominium.
- Represented developer in acquisition and construction financing involving three tiers of mezzanine financing.
- Represented developer in the creation of a homeowner’s association.
- Represented a cooperative in connection with the sale of a portion of its property, and the available development rights in exchange for cash consideration and improvements in kind including a below grade easement for parking.
