Fort Lauderdale, Fla. – June 4, 2026 – Greenspoon Marder Land Use and Zoning partners Elizabeth Somerstein and Dennis D. Mele successfully obtained site plan approval for Phase IV of Dania Pointe, a major mixed-use expansion in Dania Beach, Florida. The approved plan, filed by an affiliate of New York-based KIMCO Realty, authorizes 265 residential dwelling units, 47,077 square feet of commercial space, and 4,000 square feet of commercial outdoor seating at the 102-acre Broward County destination.
The approved development calls for two eight-story buildings connected by a pedestrian bridge leading to a parking garage on Radiant Drive. The commercial program is distributed across both towers, with retail and restaurant uses on both the north and south buildings.
The Greenspoon Marder team guided KIMCO through the site plan approval process, coordinating the regulatory, zoning, and land use requirements necessary to move the project forward. Their work builds on Greenspoon Marder’s longstanding record of handling complex entitlement matters for developers and property owners across Florida.
